Selling Process Overview

We are dedicated to providing a concierge level of personal service and attention that only a boutique firm can offer in order to help you sell your property for the highest possible price based on current market conditions.

 

Getting Started

  • We always start with conducting out pre-listing interview to understand what is driving the desire or need to sale your home, what your expectations are, sticking points, timeline, plans after the sale, and what your expectations are of us
  • We walk through our approach to selling your home, our level of service and commitment to you. It takes two to make the sell a success and we want to make sure it is a good fit for both parties
  • Face-to-face listing presentation tailored to the pre-listing interview, including:
    • A top-down current market analysis starting with overall, region, and all the way down to neighborhood to set the stage for your home.
    • A comparative market analysis (CMA) of similar properties that have recently sold or on market and differentiators compared to your home and the overall top-down market update.
    • Marketing strategy review tailored to your home and the type of buyers that it will attract utilizing the most appropriate tools to maximize exposure – advertising, internet promotion, open houses, broker tours, word of mouth, our network of professionals, etc. (See Seller Services for more detail)
    • Preparing your home to sell – cleaning, repairs, value of pre-listing inspection, decluttering, and staging.
    • Paperwork overview including all seller disclosures, what to look for in a buyer offer that sets them apart, the purchase agreement, and listing agreement
    • Summary of the contract to closing process

Sign Listing Agreement and Prepare Home

  • Finalize timeline including preparing home for the market, reiterate expectations and commitment to communication, and execute the listing agreement
  • Prior to listing your home on the market and preparing all pictures, videos, and other advertising, we will work with you to maximize the attractiveness of your home to potential buyers. We can also work with our trusted network of lenders to help secure a loan to fix up your property if necessary.
  • We will set you up with live MLS data that we use so you can track and take note of any competing properties that come on the market
  • Work with you to prepare all disclosures and documentation to safeguard your legal interests

List Home, Marketing, and Offers

  • Review the marketing program and timeline for your home, including scheduled open houses, and officially put your home on the market
  • Schedule all marketing and set weekly update calls to discuss interest levels, where the interest level is coming from, and any adjustments that need to be made
  • Review offers, perform due diligence on buyer’s ability to perform including contacting lender, prepare counteroffers and addenda as needed and negotiate on your behalf to maximize your sales price and optimize the terms of the deal in your favor based on current market conditions
  • Select best offer based on buyer ability to perform, conditions, and price

Closing the Deal

  • Ensure your specific needs are met based on ad-hoc and scheduled communication
  • Coordinate all inspections, appraisals, escrow, title, and closing
  • Handle all the details throughout the entire closing process and be available for you with updates, answer any questions, and address any concerns that could derail the closing
  • Review of seller estimated net proceeds and explanation of allocation of all costs based on the purchase agreement and any negotiated items between contract to closing
  • At closing, provide you with all the paperwork and ensure all of your questions have been answered and that you are set up with all the movers, cleaning, cancellation of utilities, change of address, etc.
  • Continue to be your ongoing advisor for any home related or real estate needs or questions you may have.
