Removing Emotion
You will find that when buying real estate, your advisor will refer to the purchase as a home. However, when selling, they often refer to it as a house. This is done in order to remove emotion from the equation for the seller and to help keep them in check with the market. You are selling an asset that is being valued based on the recent sales and current market conditions, not your emotions.
Your Home is Marketable Commodity
You need to think of your house as a marketable commodity. Your goal is to get others to see it as their potential home, not yours. If you do not consciously make this decision, you could create a situation that makes it take longer to sell your home.
